
BUYER REPRESENTATION & COMMISSION
As of August 2024, brokers and their buyers need to have a signed representation agreement prior to seeing any homes. I will share an agreement with buyer clients which, among other things, will include a commitment to work together for a period of time, and will specify the buyer’s broker commission Coldwell Banker Realty will charge for this service. It is possible that the seller or the listing company will pay all or part of this commission. If the seller or listing company are not paying a commission, or if they are not paying the full amount due, the buyer will need to pay the commission per the agreement. This will be specified in the offer to purchase and will not be a surprise at closing. Any amount due will be paid at closing as an additional closing cost.

OPEN HOUSES
Feel free to attend open houses. If you would like, I can e-mail you open houses that fit your criteria. When you are asked to sign in at an open house, you can sign in with my information or you can leave my card. I will give you a stack of my business cards for this purpose.

SALES CENTERS
If you visit any sales centers please be sure to sign me in as your Realtor/Agent. Some sales centers will not cooperate with me (allow me to represent you) if you have not indicated our relationship at your initial visit to the sales center.
FOR SALE BY OWNER
If you see any FSBO’s that you are interested in, please give me the address and/or contact information for the sellers. Most FSBO’s will agree to cooperate with a Realtor. I will be able to schedule showings for us and will be able to represent you fully in order to ensure that you are offering/paying market value and that your interests are protected.​
SIGNS
If you see a sign or drive by a property you are interested in, e-mail or call me with the address. I will check and see if it fits your criteria.

MIDWEST REAL ESTATE DATA
(MRED, FORMALLY CALLED MLS)
We will be setting up searches for you through MRED (MLS). You will be automatically updated whenever a new property becomes available that meets your criteria, or upon any price changes within your search. Brokers are able to input their listings into the MLS and we agree to cooperate with each other through this database. Therefore, we will have access to and can show you properties that are listed with other companies, just as these other companies can show any listings that we have. MRED is the database that most other sites pull from (Realtor.com, Zillow, or other real estate companies’ websites), so you can be rest assured that you will have the most current available listings through our search! Please note, our search will be set to NOT send you properties that are under contract, but some websites will still advertise listings in some stage of under contract. You can call/text/email us anytime to double check on an address if you don’t see it in your search!
